Mooloolaba sky residences set new benchmark

The $35 million XV First Avenue luxury sky home development in the heart of Mooloolaba’s lifestyle precinct on the Sunshine Coast has been designed specifically for permanent living offering the biggest living spaces available in the area, a pet-friendly environment, and low body corporate fees.

Developers, The Guilfoyle Group, is made up of one of the most experienced professional project teams in the region. The Group includes former UDIA judge and development consultant Greg Smith, Ken Hicks and Associates managing director Andrew Stevens, and OGE Architectural Group director John Robertson.

The 12-story building will house 22 apartments and has already won high praise through the approvals process for its innovative architectural design, sustainability principles and use of natural light, ventilation and unique street-scaping.

The development will proceed following the amalgamation of the last two detached housing allotments in First Avenue. The land at 27 First Avenue was the last piece of the Smith family farm that has today become Mooloolaba’s Central Precinct, and major tourism hub. The site and old dwelling was purchased by The Guilfoyle Group this year after they acquired the adjacent block from the Juniper Group.

Group spokesperson Simon Guilfoyle said XV was being pre-launched through a Letter of Intent.

He expects very strong interest from empty-nesters seeking a cosmopolitan beach lifestyle.

“By the time they are completed, these residences will be unmatched in regard to their contemporary design, privacy, and quality of construction and fit out,” Mr Guilfoyle said.

“Many of the current apartment offerings in and around Mooloolaba will be 10-years-old on completion of this latest development, and XV will offer an unmatched collection of private and contemporary vertical beach homes.”

XV will not have on-site management and include hybrid commercial spaces for medical and corporate service providers on the ground floor.
